A resident gym is a shared amenity with no staff, no supervision and no forgiveness. It has to survive years of unsupervised use by people of every ability, with the building manager as the only line of defence.

  • Acoustic flooring where units sit below
  • Wall-fixed storage that cannot walk off

Causes problems

Avoid unless supervised

  • Olympic platforms and dropped barbells
  • Loose plates that end up anywhere but the tree
  • Home-rated equipment — often voids warranty here
  • Complex machines requiring instruction
  • Anything with exposed moving parts at child height

The three things that generate complaints

Noise transfer to apartments below — solved with acoustic flooring, drop-zone placement and equipment choice together, not flooring alone. Broken machines nobody reported — solved by scheduled servicing rather than waiting for a resident to email. Safety incidents — reduced by guided equipment and clear signage, and documented through AMC service records.

Common questions

What size gym for a residential building?

Usage is typically a small percentage of residents at any time, so peak concurrency stays low even in large buildings. 30–60 m² serves most mid-size developments well. Tell us the unit count and the room you have and we will size against it.

How do we stop noise complaints?

Specify acoustic flooring rather than plain rubber, keep any free-weight area away from directly above bedrooms, and choose belt or magnetic resistance over impact-heavy equipment. All three together — one alone rarely resolves it.

Who is liable if a resident is injured?

That is a question for your insurer and legal advisor, not for us. What we can do is specify guided equipment, provide signage, and keep documented service records — which is usually what an insurer asks to see.
